House rules
We are friendly hosts so please don’t be put off by our house rules. They form part of the rental agreement, and are in place for the avoidance of any doubt.
Self Check-in: after 16:00

No pets
No parties or events No charging of Electric Vehicles Maximum occupancy is 7. Maximum occupancy for an all adults group (18 +) is 6. Maximum occupancy of 4 persons for same gender groups, unless agreed to in writing by owner prior to your arrival. Maximum of 3 children at any one time, including any visiting during the daytime. Minimum age required for Lead Guest is 21 years of age
Additional House Rules
Parking on site for one car only Keep the driveway gates closed
No overnight sleeping on sofas
No Stag or Hen groups Notify Owner immediately if you break or damage anything
PLEASE NOTE:
We reserve the right to require you to leave immediately if you break our house rules. Breaking our house rules will constitute a breach of the rental agreement, and you will not be entitled to any refund from us if we require you to leave early. We reserve the right to levy a minimum charge of £50, if we find that you have used our electricity to charge an Electric Vehicle. We reserve the right to levy ‘at cost’ charges for any breakages and damages that you cause to our property. By making a booking with us, you agree to all the house rules, and all the terms and conditions as written here.

Cancellation policy
As of January 1st 2023 our new cancellation conditions are:
Bookings that are cancelled within 48 hours of payment, will be refunded, if check in is at least 90 days away. The only deduction we will make for such cancellations is for the credit card fees incurred, which will be deducted from the refund.
48 hours after initial payment is made, 50% refund, (of the amount paid), if the booking is 89 days away
90 days before check-in, no refund, except if the UK Government bans travel to the area due to a pandemic,
Bookings that are less than 90 days away must be paid in full at the time of booking. Bookings that are in excess of 90 days away will require a minimum deposit of 50% to secure, and the remaining 50% of the total rental will be due no later than 89 days prior to check in, and all other terms and conditions regarding cancellation shall apply.
